Vitalia Place will bring a Farm Boy to the ground floor of the development, facing Carling Avenue, a full-service grocery store that fills a gap residents have been vocal about for years. The nearest grocery store currently requires a car for most people in the immediate area. That changes with Vitalia Place.

Comprehensive healthcare, steps from home.
More than 30,000 square feet of medical commercial space in Building D is dedicated to a full medical hub, a mix of family doctors, pharmacy, diagnostic facilities, specialist clinics, and laboratory services. The location is deliberate: directly adjacent to the new Ottawa Civic Hospital, whose Carling campus opens in 2029.
Doctors prefer to be near hospitals. Healthcare networks strengthen when services are proximate. And for Vitalia Place residents and the broader Carling Avenue community, having this calibre of medical care within walking distance is a genuine quality-of-life improvement.

Building A, all 13 storeys of it, is dedicated to affordable rental housing, representing approximately 20% of the total development. This is not a compliance measure or a planning concession. It is a founding commitment, made by Turn Group before the project entered the approvals process.
Affordable homes at Vitalia Place are part of the community in every sense: same neighbourhood, same green spaces, same ground-floor amenities, same address on Carling Avenue.

Vitalia Place's ground plane is not a private campus. The POPS, Privately Owned Public Space, is open to the entire community: a landscaped green area with curved pathways, natural stone, shaded seating, and views into the development's courtyard. The Garden Walk connects directly to the Canada Lands parkland next door. The Carling Avenue streetfront is designed as an active, pedestrian-friendly edge.
These are not amenities reserved for residents. They are contributions to the city.
A new park, right next door.
Canada Lands Company, the Crown corporation that previously owned the Vitalia Place site, is developing a new half-acre public park adjacent to the western boundary of the development. It is already underway. Vitalia Place's Garden Walk connects directly to it, so residents and neighbours experience the park and the development as one continuous green network, not two separate things separated by a fence.
“Over the course of the next few decades, you can anticipate several thousand people are going to move into residential developments in this area. You're going to need commercial amenities to support that. A grocery store, for example, is something that residents of that area have been looking for. By zoning for mixed use, residential and commercial uses, we can build a more complete community.”
