Vitalia Place is a biophilic, community-driven development that draws its character from Ottawa's most beloved natural landscapes, and gives it back to the city in every detail.
The design of Vitalia Place began with a question: what does this city actually look like? The answer came from two blocks away, from the curving shoreline of Dow's Lake, and from the ancient rock faces of the Canadian Shield that define so much of the Ottawa Valley landscape.
Arcadis, North America's largest multifamily architect, translated those forms into four towers that feel like they grew from the city rather than arrived from outside it. Warm brick tones, natural stone details, living facades, and terraced balconies mirror the textures and rhythms of the land. A nod to Ottawa's agrarian roots. A landmark rooted in the soil of the city's identity.
Turn Group appointed Arcadis as lead architect for Vitalia Place, a deliberate choice for a site that demanded it. As North America's most experienced multifamily architect, Arcadis brought a rare combination of design ambition and technical depth. Their approach was to create a development that honours the city's past while boldly shaping its future. A landmark that belongs to Ottawa, not just to those who live in it.

Vitalia Place is made up of four distinct towers, each with its own purpose and character, all connected by a shared podium, underground parking, and a network of public and private outdoor spaces.

Twenty-one storeys designed exclusively for residents 55 and over. Built for an engaged, active, wellness-focused lifestyle, not medical care, but genuine living.
Two 30-storey market rental towers, the tallest elements of the composition and the address most visible from Carling Avenue and Dow's Lake. At the podium level, Buildings C and D sit above a shared commercial layer that includes a Farm Boy grocery store, a comprehensive Medical Hub, and retail space open to the neighbourhood.
Most developments treat the ground plane as an afterthought. At Vitalia Place, it is central to the vision. Seven distinct public realm zones wrap the site, each with its own character, all designed to open the development to the city rather than close it off.
The public face of Vitalia Place. A tree-lined boulevard with planters, seating, and bicycle parking frames the ground-level retail, including the Farm Boy entrance, creating an active, welcoming streetfront that connects the development to the rest of Carling Avenue.
A quieter edge along Bell Street South, with stairs and accessible ramps connecting the street level to the upper POPS and central courtyard. The transition from the city into the development is gradual, natural, and welcoming.
The most naturalistic zone on the site: organic curved pathways, natural stone steps, preserved planted edges, and shaded seating create a green retreat open to residents and neighbours alike. The POPS is not gated. It belongs to everyone.
A shaded pedestrian path along the western edge of the site, connecting Vitalia Place directly to the adjacent Canada Lands parkland. Boulders, renewed plantings, and a grated boardwalk bridge the grade change and invite residents to move freely between the development and its green surroundings.
The heart of Vitalia Place at the podium level. In winter, it becomes a skating surface. In summer, a splash pad activates the space for families. Year-round, it is the gathering point of the community, a place to sit, move, and be together.
The southern edge of the site, facing the established neighbourhood. Trees, planters, seating, and flexible retail furnishings line the sidewalk, prioritising pedestrian flow and creating a ground-floor experience that is active, approachable, and generous.
Adjacent to Vitalia Place's western boundary, Canada Lands Company is developing a new half-acre public park, already underway. The Garden Walk connects directly to it, so residents and neighbours experience the whole green network as one continuous landscape.
